Tenant Improvement

The alteration or reconfiguration of existing commercial or multifamily residential structures.

Detached Garage

A separate, detached garage structure. For attached garages, use Addition permits.

Carport

Creating or modifying a carport.

Retaining Wall

Creating or modifying a retaining wall.

Communications Structure

A structure such as a cell or radio tower. Includes co-location of antenna. Proposed equipment modification, or modification on an existing communications facility.

Deck

Creating or modifying a deck.

Shed

A separate, detached shed structure.

Mechanical

An HVAC, Refrigeration, Gas Hot Water Heater, and Furnance/Heat Pumps or other mechanical-related permit.

Plumbing

Installation, repair, or replacement of plumbing pipes or fixtures inside of the building.  Replacing or adding electric Water Heaters.

Do not choose the Plumbing permit type for Gas water heaters. Choose the Mechanical permit for Gas water heaters

Roof

Construction, modification, or repair of the roof.

Sign

Construction, modification, or repair of permanent sign.

Gazebo

A separate, detached gazebo structure.

Pergola

A separate, detached pergola structure.

Certificate of Occupancy Only

Certificate of Occupancy is for tenants or parcel owners requesting a Certificate of Occupancy issuance on a new or existing building.

Structure Relocation

Moving an existing structure.

Fire Alarm

Installation, modification, or repair of a fire alarm system.

Solar Energy System

Installation, addition, or modification / repair of a solar energy system, such as solar panels.

Right-of-Way / Excavation

Work or digging in the right-of-way, such as driveway, apron, sidewalk, or pavement work. Includes street cuts, boring, or work that requires lane closures.

Fire Sprinkler System

Installation, addition, modification, or repair of a wet or dry suppression system or fire sprinkler system.

Commercial Hood Suppression

Installation or modification of a kitchen hood or commercial hood suppression system.

Grading

No grading shall be performed without first having obtained a permit from the City Engineer. A grading permit does not include the construction of retaining walls or other structures.

Floodplain

Construction or work being done within a floodplain area.

Miscellaneous Structure

A separate, detached structure. (Statues, Stormwater Vault, Detention Vault, Stormwater Detention Vault)

Accessory Dwelling Unit

Creating or modifying an Accessory Dwelling Unit.

Sewer Service

Sewer/sanitary service line installation, replacement, or repair from the water main  to the property line.

Water Service

Water service line installation, replacement, or repair outside of the building.

Meter Installation

Installation or modification of water meters.

Civil Plan Review

This Permit serves as a Consolidation for Water, Sewer, Storm, ROW and Grading for New Developments (New Site Plans, New Plats/Short Plats, and New Redevelopment Projects). This permit is not intended to be used for individual work (i.e. a lot previously developed that needs to be connected to utilities).
If you have not received instructions from City Staff to apply for this permit, please do not do so.

For temporary use of a particular site for activities or events.

Installation or modification of storm water related infrastructure.

Pre-Application Meeting

Boundary Line Adjustment

An adjustment of boundary lines between lots where no new lot is created and where no lot is reduced in size below the minimum square footage and street frontage.

Conditional Use

A use which, because of special requirements, unusual caracter, size or shape, infrequent occurrence or possible detrimental effect on surrounding property and for other similar reasons may be allowed in certain zones.

Development Review Interpretation

An interpretation of a development regulation to the land use codes.

Land Clearing Permit

Permit required when over 5% of the trees and ground cover on a site will be removed.

Final Plat

Final drawing of a subdivision and dedication prepared for filing for record with the Island County auditor.

Garry Oak Trimming

Permit for trimming of a Garry oak tree.

Lot Combination

Lot combination allows for the combination of three (3) or fewer lots under the same ownership into a single lot.

Preliminary Plat

A subdivision is the division of land into ten (10) or more lots, tracts, parcels, site or divisions for the purpose of sale or lease and includes all re-subdivision of land. 

Preliminary PRD

PRD offer applicants regulatory flexibility in return for higher quality site and architectural design with the intent of encouraging the design of more complete and sustainable neighborhood environments consistent with Oak Harbor's comprehensive plan.
